How to Use the Mortgage Scenario Lab
The Scenario Lab is the most flexible mortgage comparison tool on this site. Unlike a standard calculator that accepts a single set of inputs, the Lab lets you build multiple parallel realities — each with different rates, terms, balances, and closing costs — and compare them across a rich set of time-horizon metrics. Here's how to get the most out of it.
Step 1: Choose Your Starting Point
The quickest way to start is with a preset. "Current Loan vs Refinance" sets up the most common comparison: your existing mortgage in Scenario A and a refinance option in Scenario B. "30yr vs 15yr" populates two scenarios with the same balance but different terms. You can always edit any field after loading a preset.
For a blank start, the Lab opens with two empty scenario cards. Fill in at least Loan Balance and Interest Rate for each — Term defaults to 30 years and Closing Costs can be zero for rough comparisons.
Step 2: Define Realistic Inputs
The most accurate comparisons come from real numbers. For your current mortgage: use your current outstanding balance (not the original loan amount), your current interest rate (check your mortgage statement), and your remaining term in years (number of payments left ÷ 12). For closing costs, get Loan Estimates from at least 2–3 lenders — lender fees, title fees, escrow, and prepaid items typically total 2–5% of the loan amount for a conventional refinance. The CFPB Loan Estimate is the standardized three-page document lenders must provide within three business days of application — use it as your source data when building scenarios.
Step 3: Interpret the Comparison Table
The comparison table has a row for every key metric. The "Best" badge highlights the winning scenario in each row. Which metric you focus on depends on your goals:
- Monthly Payment — if cash flow is your primary concern
- 5-Year Total Cost — if you might sell or refinance within 5 years
- 10-Year Total Cost — a balanced mid-horizon metric
- Total Interest — if staying to payoff is your plan
- Break-Even vs Scenario 1 — tells you how long to recoup higher closing costs
Step 4: Use the Verdict for Decision Support
The summary verdict at the bottom of the comparison identifies which scenario wins at the 5-year, 10-year, and full-term horizons. This is your decision guide. For most borrowers, the 5-year and 10-year metrics are the most practical — very few people stay in a single mortgage for its full 30-year term without refinancing or selling.
Step 5: Save, Share, and Print
Your scenarios are automatically saved to localStorage after every input change. Click "Save Scenarios" to explicitly commit them. Use "Print / Export" to get a clean printable version with only the comparison table visible — useful for bringing to a lender meeting or sharing with a financial advisor. "Reset All" clears saved data and returns to the default two-scenario view.
Rate vs Term: The Core Trade-Off
Every mortgage decision ultimately comes down to two levers: interest rate and loan term. Understanding how they interact — and which one matters more in your specific situation — is the foundational knowledge for any refinance decision.
How a Lower Rate Helps
Every 0.25% reduction in interest rate saves approximately $15–$16 per month per $100,000 of outstanding balance on a 30-year loan. On a $400,000 balance, a 0.5% rate reduction saves roughly $120–$130/month, or $1,440–$1,560 per year. Over 10 years, that's $14,400–$15,600 in lower payments — well worth $6,000–$8,000 in typical closing costs.
Rate reductions also reduce total interest significantly over the life of the loan. The same 0.5% reduction on a $400,000 30-year loan reduces total interest paid by approximately $42,000 — even though the monthly savings appear modest.
How a Shorter Term Helps
Switching from a 30-year to a 15-year mortgage dramatically reduces total interest, even if the rate were identical. The amortization math is stark: a $400,000 loan at 6.5% costs about $510,000 in total interest over 30 years. The same loan at 6.0% over 15 years costs about $207,000 in total interest — a savings of roughly $303,000. But the monthly payment jumps from about $2,528 to about $3,375, a $847/month increase.
The right choice depends on what you'd do with that $847/month difference. If you would invest it consistently at 7% annual returns in a tax-advantaged account, the investment might outperform the mortgage interest savings over 15 years. If the money would be spent casually, the forced savings of a 15-year mortgage typically wins.
The 30yr Low Rate vs 15yr Higher Rate Break-Even
Counterintuitively, a 30-year mortgage at a very low rate can beat a 15-year mortgage in total cost if the rate differential is large enough. Use the Scenario Lab to model this: put the 30-year at a rate 1% below the 15-year rate. At the 15-year mark, compare the 30-year's remaining balance against zero (the 15-year is paid off). The 30-year holder needs to have invested the monthly payment difference at a rate of return that exceeds the mortgage rate to come out ahead — a realistic assumption in some market environments, unrealistic in others.
Which Wins for Different Time Horizons?
For short horizons (under 5 years), a lower rate on a 30-year mortgage almost always wins — you're not in the loan long enough for the 15-year amortization to matter, and the lower payment reduces cash-flow risk. For medium horizons (5–10 years), model both options in the Lab and compare 5-year and 10-year total costs. For long horizons (10+ years), the 15-year often wins on total cost — but only if you can comfortably afford the higher monthly payment without straining your budget.
How Closing Costs Change the Comparison
Closing costs are the great equalizer in mortgage comparisons. A dramatically lower rate can be completely undermined by excessive fees, while a modest rate improvement on a zero-cost loan can be surprisingly attractive. Understanding the true relationship between rate, fees, and time horizon is essential for any refinance decision.
The Classic Trade-Off: Low Rate + High Fees vs High Rate + Low Fees
Consider two refinance offers on a $350,000 balance:
- Offer A: 6.25% rate, $9,000 in closing costs → Monthly payment: $2,155
- Offer B: 6.75% rate, $2,000 in closing costs → Monthly payment: $2,270
Offer A saves $115/month. But it costs $7,000 more in closing costs. Break-even: $7,000 ÷ $115 = 60.9 months, or just over 5 years. If you stay beyond 5 years, Offer A wins. Under 5 years, Offer B saves you money despite the higher rate.

The 5-Year Total Cost as a Fair Yardstick
Many financial advisors recommend comparing loans by their 5-year total cost (60 payments + closing costs) as the baseline metric. This is because 5 years approximates the median homeowner stay before selling or refinancing again. The 5-year total cost also captures enough of the amortization curve to meaningfully differentiate between loan structures, without projecting so far into the future that estimates become meaningless.
A lower APR doesn't always correspond to a lower 5-year total cost. APR annualizes fees across the full loan term — but if you don't stay for the full term, those fees were spread too thin. The 5-year cost is more honest for most real-world situations.
Why APR Doesn't Tell the Whole Story
APR (Annual Percentage Rate) is a standardized metric that includes both the interest rate and certain fees, expressed as an annual rate. It's useful for comparing loans with the same term. But APR breaks down as a comparison tool when loan terms differ (a 15-year and a 30-year APR aren't comparable), when you won't stay for the full term, or when some fees are not included in the APR calculation (some discount points, escrow reserves, and certain third-party fees are excluded). The Scenario Lab's time-horizon cost metrics are more decision-relevant for most borrowers.
No-Closing-Cost Loans: When They Make Sense
Many lenders offer "no-closing-cost" refinances where fees are rolled into a slightly higher interest rate (a credit from the lender offsets the fees). These loans make sense if: you plan to stay fewer than 3 years, you're in a falling rate environment and expect to refinance again soon, or your cash reserves are limited and you cannot afford upfront closing costs. They make less sense for a 10+ year hold, where the rate premium compounds significantly over time. Model a no-closing-cost scenario in the Lab by entering a higher rate and $0 closing costs.
Comparing an ARM vs Fixed in the Scenario Lab
Adjustable-rate mortgages (ARMs) are among the most misunderstood loan types, and the Scenario Lab is an excellent tool for cutting through the confusion. The core challenge: an ARM's true cost is unknown because the future rate is unknown. But with reasonable assumptions, you can model the risk clearly.
How to Model an ARM in the Lab
An ARM has two phases: the initial fixed period (5, 7, or 10 years is common) and the adjustment period. For the Scenario Lab, model two scenarios: the ARM at its teaser rate for the initial period, and the same ARM at a worst-case adjusted rate for the remaining term. Compare both against the fixed-rate alternative.
For a 5/1 ARM at 5.5% adjusting to a worst-case cap of 10.5%: enter Scenario A as the ARM at 5.5% for 30 years (optimistic view) and Scenario B as the ARM at 5.5% for 5 years then 10.5% for 25 years. You can approximate this by modeling Scenario B at an intermediate blended rate. The comparison will show how much the payment certainty of a fixed rate is worth against the ARM's lower initial payment.
The ARM's Break-Even Against Fixed
The teaser rate on a 5/1 ARM is typically 0.5%–1.5% below a comparable 30-year fixed. On a $400,000 loan, that might save $130–$390/month during the initial period. If the ARM resets to a rate equal to or below the fixed rate, you win. If it resets above, the question is how quickly the cumulative advantage of 60 lower payments gets eroded by higher payments after the reset.
Most borrowers who took 5/1 ARMs between 2018 and 2021 found themselves in a favorable position — rates rose, but by the time their ARMs reset, they had accumulated significant equity and could refinance to competitive terms. The risk is the scenario where rates are significantly higher at reset and your LTV or credit situation prevents refinancing. When ARMs Make Sense
ARMs make the most financial sense when: you plan to sell before the initial fixed period ends (the most common use case), you have high income certainty and can absorb payment volatility, you expect rates to fall (so the ARM resets lower), or the rate differential is large enough to generate meaningful savings over the fixed period even accounting for adjustment risk. ARMs make least sense for retirees or borrowers on fixed incomes who cannot absorb payment uncertainty, and for borrowers with little equity who might not be able to refinance out of a bad reset.
The Break-Even Metric: Your Most Important Number
Break-even is arguably the single most important metric in any refinance comparison — yet it's one that many borrowers overlook or misunderstand. It answers the core question: "How long until the lower payments justify the upfront cost?"
The Basic Calculation
Break-even = Closing Cost Difference ÷ Monthly Payment Savings. If refinancing saves you $200/month and costs $5,000 in closing costs, break-even is 25 months. After month 25, every payment you make represents net savings compared to your old loan. Before month 25, you're still in the hole.
In the Scenario Lab, break-even is calculated vs Scenario 1. If Scenario B has a lower monthly payment than Scenario A but higher closing costs, the Lab computes the number of months until the cumulative payment savings offset the additional closing costs. If Scenario B has both a lower payment and lower closing costs than Scenario A, break-even is instantaneous (Month 0).
What Break-Even Under 24 Months Means
A break-even under 24 months is generally considered excellent. It means you recoup your investment in under 2 years, and anything after that is pure savings. Given that the average homeowner stays in their home 8–13 years before selling, a 24-month break-even means you'll capture 6–11 years of net savings. Even a planned home sale in 5 years gives you 36+ months of net benefit.
A break-even of 36–48 months is acceptable for most borrowers with medium-term plans. Break-evens over 60 months warrant caution — you need high confidence that you'll stay long enough to benefit.
The Hidden Break-Even: Opportunity Cost
Mortgage interest paid on loans up to $750,000 may be tax deductible if you itemize — see IRS Publication 936. This affects the true after-tax cost comparison between scenarios.
Simple break-even ignores the opportunity cost of the closing costs paid upfront. $8,000 in closing costs invested in a diversified index fund at 7% annual returns would grow to $15,747 in 10 years. A more conservative break-even analysis accounts for this: instead of just dividing closing costs by monthly savings, you compare the future value of the invested closing costs against the cumulative savings. This is why some financial advisors use the "True Break-Even" or "Investment-Adjusted Break-Even" — and why even strong refinance deals require careful analysis at high opportunity cost environments.
Why Longer Break-Evens Are Risky
A 5-year break-even seems safe if you plan to stay 10 years. But plans change. Job relocations, family size changes, divorce, medical needs, and financial changes can force a sale before you expected. Every year under your break-even represents money left on the table. The shorter your break-even, the more margin of safety you have against life's unpredictability. For the most conservative analysis, plan to break even in under 3 years for any refinance where you're not certain of your plans.
Cash-Out Refinance as a Scenario
A cash-out refinance replaces your existing mortgage with a larger loan, with the difference paid to you at closing. It can be a powerful financial tool or a costly mistake depending on how it's modeled and what the cash is used for. The Scenario Lab makes it easy to compare a cash-out scenario against your baseline loan.
How to Model It in the Lab
Set Scenario A as your current loan (current balance, current rate, remaining term). Set Scenario B as the cash-out refinance: use the new, larger balance (current balance + cash you're taking out), the new interest rate, a 30-year term (most cash-out refis reset to 30 years), and include closing costs (typically 2–4% of the new loan amount).
Example: Current balance $280,000 at 5.5%, 22 years remaining. Cash-out refi to $340,000 (taking $60,000 cash) at 6.875%, 30-year term, $7,000 closing costs. Scenario A's monthly payment: ~$1,777. Scenario B's monthly payment: ~$2,232. The $455/month increase plus the $7,000 closing cost plus the extended term is the true cost of that $60,000.
The Hidden Cost of Pulling Cash Out
The nominal cost of the cash is the rate on the new loan — say 6.875%. But the true effective cost is higher because you're extending your amortization. If you had 22 years left on your original loan and you reset to 30 years, you're adding 8 years of payments on the full balance. The $60,000 you pulled out effectively costs the blended rate on the entire loan extension, not just the incremental balance.
Compare the effective interest cost of the cash-out against alternatives: a HELOC (currently 8–10% variable, but often lower closing costs), a personal loan (8–15%, but doesn't risk your home), or selling non-retirement investments. For home improvements that increase property value, cash-out refinances are often the most cost-effective. For debt consolidation, the math can work but behavioral risk is high (running up cards again after payoff is common).
When the Scenario Math Says Go for It
Cash-out refinancing makes the most financial sense when: your existing rate is already high enough that you'd benefit from refinancing regardless of the cash-out, the cash is being used for a demonstrably higher-return purpose (home improvements with strong ROI, paying off 20%+ interest debt), and your LTV remains comfortable (below 75%) so you retain a significant equity cushion. Comparing Scenarios at Different Life Events
The Scenario Lab's most powerful feature is its ability to optimize for different time horizons. Different life situations call for different metrics, and the "best" scenario changes depending on when you expect to be done with the loan.
Moving in 3 Years: Use 5-Year Total Cost
If you're fairly certain you'll sell within 3–5 years — due to a job change, family expansion, retirement plans, or an anticipated relocation — the 5-year total cost is your primary metric. Closing costs are amortized over a short period, so minimizing them is critical. A no-closing-cost or low-cost loan with a slightly higher rate often wins here, even against a significantly lower-rate loan with heavy fees.
In the Lab, configure one scenario with your current loan, one with a low-fee/slightly higher rate refinance, and one with a low-rate/higher-fee option. The 5-year total cost row will show you the clear winner for your timeline.
Staying Forever: Optimize Total Interest
If you plan to stay in the home and hold the mortgage to payoff — a realistic scenario for retirees or long-term homeowners who've found their forever home — total interest paid is your primary metric. Here, a 15-year refinance almost always wins over a 30-year, and the lowest rate at any term wins over higher-rate alternatives with lower fees. Break-even becomes less relevant because you have decades to recover any upfront investment.
The total cost metric (total interest + original balance + closing costs) gives you the complete picture for an own-to-payoff scenario. The Scenario Lab calculates this for every scenario.
Uncertain Timeline: Use 10-Year Total Cost
For most homeowners, the future is genuinely uncertain. Ten years is long enough for meaningful interest savings to accumulate but short enough that it remains a realistic planning horizon. The 10-year total cost row in the comparison table is a balanced default for undecided borrowers. If you're close to retirement and uncertain whether you'll downsize, 10 years is a practical planning window.
Retirement Planning: The 15-Year Decision
Home prices have historically appreciated at roughly 3–5% annually over long periods — the FHFA House Price Index provides current appreciation data by state and metro area, useful for estimating your equity growth across scenarios.
A borrower who is 50 years old with a 25-year-remaining mortgage faces a pivotal choice: refinance to a new 30-year (keeping payments low but carrying debt until age 80) or refinance to a 15-year (paying off the mortgage by age 65, freeing up housing costs in retirement). The retirement benefit of mortgage-free living at 65 often outweighs the short-term cash flow advantage of a lower 30-year payment — particularly if retirement income will be lower than working income.
How Lenders See Your Scenarios Differently
The Scenario Lab assumes you can obtain the rate you've entered for any scenario. In practice, different scenarios may face different rates from lenders — sometimes dramatically so. Understanding how lenders price risk helps you build more realistic scenario inputs and avoid surprises when you apply.
LTV and Rate Add-Ons
Loan-to-value ratio is the primary pricing driver after credit score. Conventional conforming loans follow Fannie Mae and Freddie Mac's Loan-Level Price Adjustment (LLPA) grid. An LTV of 60–70% might price at par (no add-on). An LTV of 80–85% might add 0.25 points. An LTV of 90–95% might add 0.5–0.75 points. These add-ons translate directly to higher rates — or require you to pay discount points to get the advertised rate.
When modeling a scenario with a significantly different balance (such as a cash-out refi that pushes LTV from 65% to 80%), factor in an appropriate rate add-on. A cash-out refi almost always prices 0.125–0.375% higher than a rate-and-term refi at the same LTV, due to Fannie Mae's cash-out add-ons.
Loan Size and Conforming Limits
In 2025, the conforming loan limit is $806,500 for most counties and higher in high-cost areas. Loans above this limit are "jumbo" loans and face different pricing — often 0.25–0.5% higher than conforming rates and stricter underwriting. If a cash-out scenario pushes your balance above the conforming limit, account for this pricing difference in your scenario inputs. The transition from conforming to jumbo can be a significant cliff.
Credit Score Tier Changes Across Scenarios
Your credit score tier is fixed for all scenarios in the Lab (you have one credit score). But if a scenario involves significant changes to your credit utilization (for example, a cash-out refi used to pay off $50,000 in credit card debt), your score might actually improve post-refinance, potentially qualifying you for better rates in subsequent refinances. Model this secondary effect by running the Lab again with an improved credit tier assumption after the payoff.
Getting Accurate Quotes for Each Scenario
Verify any lender's license at NMLS Consumer Access before submitting an application. Unlicensed lenders cannot legally offer mortgage products in most states.
The gold standard for scenario comparison is getting same-day Loan Estimates from multiple lenders, one for each scenario structure you're considering. Same-day comparison is critical because rates change daily — a quote from Tuesday won't be valid by Thursday. Rate timing is often overlooked in scenario analysis. Two scenarios modeled on the same day will receive comparable rates, but if you model one scenario now and plan to apply in 3 months, rates may have moved significantly.
