All results are estimates for educational and informational purposes only and do not constitute financial, legal, or mortgage advice. Calculations are based on the inputs you provide and use simplified models that may not reflect your actual loan terms.

Standard Formulas
Monthly payments use the standard amortization formula. Break-even is calculated as closing costs divided by monthly savings — the same method used by mortgage professionals.
Conservative Estimates
Closing cost estimates use national averages (1% origination, $500 appraisal, 0.5% title, $125 recording, $800 underwriting). We intentionally do not understate costs.
Transparent Assumptions
Every calculation assumption is disclosed on-screen. The calculator shows its formula inputs, and the "How to Use" guide explains each field in plain language.
